| Property Tax Reductions - Sept 2002 |
| Allen Davis, Lake Joy resident, just advise recently that he was able to get his property taxes reduced by 25% by hiring the firm of Harley Hoppe & Associates to appeal the taxation on his property. Harley Hoppe is the former King County Tax Assessor and knows his stuff. His firm will give you a complimentary analysis of your property and associated taxes. If they feel your property is overvalued, they will advise you of your appeal options. There is no obligation on your part to proceed. If you decide to proceed, they require a "reasonable" deposit of a $100 filing fee. If they manage to reduce your taxes, their fee is then 40% of the first year's savings and 33 1/3% of the second year's savings. The Davis' state that this was money well spent as they will be savings thousands of dollars over the long run. Hoppe's office says they have an 80% success ratio in reducing their clients' taxes. | Pictures of Your Property May Be Available |
| Did you know that old pictures of your home or original cabin may be available from the State Archives, Puget Sound Regional Branch? They may also have an "info sheet" from many years back. Before you call you need to have your tax ID number and Block and Lot number if available. Call their office at 425/564-3940 or email your request to archives@bcc.ctc.edu. You can also fax to 425/564-3945. They will get back to you within a week and tell you what photos are available and what the cost is. Unfortunately, the photos do come with writing on them but they are in good shape. However, you can get the writing removed and the photos restored at Ben Franklin's in Monroe in their photo restoration department. They do a terrific job of removing the writing for about $20 each. ----Gail Ritchie |

| Drainage Problems |
| Many of us, especially those that live on the lake side of Lake Joy DR NE, have serious drainage problems in our yards. One of the reasons for this is that Lake Joy Drive NE slopes towards the lake, rather than towards the ditches on the other side (good engineering here). Since we don't expect that King County will be fixing the road for us, we have to find other ways of dealing with the problem ourselves. There is, however, a Neighborhood Drainage Assistance Program in King County that may be of assistance to you. The Water and Land Resources Division's Neighborhood Drainage Assistance Program addresses flooding, erosion and sedimentation problems affecting private property in unincorporated King County.
